AS THE SCHOOL YEAR COMES TO AND END INVENTORY REMAINS LOW
April showed strong numbers overall, with a solid increase in pending sales year over year. The number of new listings is down, which is surprising considering the already low inventory numbers. As we head into the Summer months, look for inventory numbers to rise as the school year comes to an end. Mortgage rates continue to stay low - a great opportunity for buyers. The April 2019 stats report shows that sales volume increased by 15% to 3,035 sales when compared to April of last year. Sales volume totals for April were a strong $1.1 Billion up 14% year over year. Median prices for March 2018 vs. 2019 rose again at $320,000 for a single family home in Austin Metro. The market continues to be strong as active listings and pending contracts both increased. Months of inventory remained stagnant year over year - anything below 6 months of inventory is considered to be a seller's market.
